Air conditioning: servicing, repair and installation

A tenant reports weak cooling in a Discovery Gardens apartment at the start of June. The fault is a fouled evaporator coil and a drain pan overflowing into the hallway, both of which were preventable. Our AC scope covers split and ducted systems: coil cleaning, filter and blower servicing, drain line flushing and pan treatment, gas pressure checks and top-ups to manufacturer specification, thermostat and capacitor replacement, duct inspection and sealing, and full unit replacement where a system has passed economical repair. In Dubai's heat, an AC system running a dirty coil can draw twenty to thirty per cent more current for the same cooling output, so servicing is measured against readings, not calendar guesses.

Plumbing and drainage

An owner gets a DEWA bill for a vacant unit that is three times the usual amount. The cause is a leaking flush valve running continuously into the drain for six weeks, invisible to everyone and costly to everyone. Our plumbing scope covers leak detection on supply and drainage lines, pressure testing, pipe and fitting repair in galvanised, PPR and copper, water heater servicing and replacement, pump repair, mixer and tap replacement, and blockage clearance on sinks, showers and main lines using mechanical rather than corrosive methods. We document pressures and flow rates before and after work, because a plumber who cannot tell you the standing pressure in your property is guessing.

Electrical work and DB boards

A tenant in International City reports the socket in the kitchen tripping the whole flat twice a week. The fault is a degraded neutral connection inside the distribution board, which is a fire risk, not an inconvenience. Our electrical scope covers fault-finding and circuit testing, distribution board inspection, breaker and RCCB replacement, socket and switch replacement, lighting circuits and fittings, water heater and AC power supply work, and full rewiring assessments. All work is carried out to Dubai Municipality electrical practice by technicians who test and record earth continuity and insulation values rather than simply restoring power and leaving. Power that works is not the same as power that is safe.

Handyman, damp and finishing repairs

A unit comes back at end of lease with a cracked basin, a door that no longer closes, sealant gone black in two bathrooms and a damp patch on a bedroom ceiling. Left as it is, the re-letting takes three extra weeks and the rent negotiation weakens. Our finishing scope covers tiling repair and regrouting, silicone and sealant renewal, door, lock and hinge adjustment, painting and plaster patching, and damp investigation that traces the source before any cosmetic work is done. Painting over a leak without finding it is the single most common waste of money we see in Dubai, because the stain returns within one summer and the second repair costs more than the first.

Do you handle emergency and non-emergency work under the same service?

Yes. The same team handles scheduled servicing and same-day response. Emergencies such as flooding, total power loss or a complete AC failure in extreme heat are prioritised for same-day attendance, while routine repairs are booked into the next available slot and quoted in advance either way.

Can you take over maintenance from my current contractor mid-year?

Yes, and it is common. We start with an inspection of each property so we inherit an accurate picture rather than the previous contractor's assumptions. We document the condition of AC systems, water heaters, DB boards and drainage, flag anything overdue against manufacturer intervals, and quote any catch-up work before it becomes a breakdown.

Do you supply materials and parts, or do I need to source them?

We supply them. Consumables such as filters, sealants, breakers and fittings are carried on our vans, and ordered parts come with the supplier warranty passed to you. Quotes separate labour and materials so you can see exactly what each element costs, with no markup hidden inside a lump sum.
