A property manager phones at 9pm about a kitchen tap that will not stop dripping and asks for emergency attendance. It does not qualify, and telling her so honestly is part of the service. We treat as emergencies: active water leaks that cannot be isolated at a local valve, flooding from drainage blockages, total or partial power loss, burning smells or hot surfaces on electrical equipment, exposed live wiring, gas smells, and complete AC failure during extreme heat where the indoor temperature poses a risk to occupants, particularly infants, elderly tenants or pets. Weak cooling, a single dead socket or a slow drain are same-week faults. We classify honestly because genuine emergencies should never queue behind minor jobs.
A landlord in Al Barsha calls at 7am about a flooded bathroom. Our dispatcher takes the address, the tenant's contact number and a description of the fault, and establishes first whether the water can be isolated at the unit's main valve, which it can, so damage stops immediately even before we arrive. A technician is assigned from the nearest job and arrives with the standard emergency kit: pump and wet vacuum, isolation tools, multimeter, common breakers, valves, flexibles and drain rods. Emergency attendance is prioritised across all of Dubai, with attendance typically the same day and often within hours, because a directly employed team lets us redirect our own people rather than phone around subcontractors.
Water is spreading across a tenant's living room floor and the technician is forty minutes away. There is a sequence that limits damage. First, isolate the water at the unit's main stopcock or the meter valve if the internal one is seized, and if you cannot find it, say so on the call and we will talk the tenant through it. Second, switch off power at the DB board to any circuit feeding sockets or appliances in the wet area, but never stand in water to do it. Third, move soft furnishings and lift what can be lifted. Fourth, photograph everything before and during, because that record supports the insurance claim and the landlord's dispute position later.
The immediate leak is stopped in ninety minutes, but the interesting question is why the flexible hose failed at four years old when it was rated for ten. Emergency work is stabilised first and quoted before any permanent repair begins, so you approve cost before commitment, not after. The AED 200 inspection element is refunded if you proceed with the repair. We then produce a written cause finding, because a landlord who knows the hose failed from constant high pressure can fix the pressure problem and avoid the same emergency in the second bathroom next summer. Emergencies that repeat are usually diagnoses that were skipped.

Emergency attendance carries a prioritisation fee reflecting the same-day response and out-of-hours availability where applicable, and you are told the amount on the call before anyone is dispatched. The repair itself is then quoted as fixed work before it proceeds. We do not use emergencies as leverage to start unpriced work, and no repair begins without your approval.
