Why we charge for inspection, and why it is refundable

A landlord asks why anyone should pay for a technician to look at a problem when competitors advertise free visits. Free visits are paid for somewhere, usually in a repair quote inflated to recover the cost of all the visits that did not convert. We charge AED 200 for inspection because diagnosis is real work: travel anywhere in Dubai, time on site, instrument readings and a written fault report with a fixed repair quote. If you proceed with the quoted work, the AED 200 is refunded in full, so it exists to cover honest diagnosis for customers who take the diagnosis and shop elsewhere, which is a perfectly reasonable thing to do with it.

Fixed quotes: what the number includes

A tenant is present when the repair starts and the landlord is abroad, so nobody is there to approve a change mid-job. That scenario is why every European Technical quote is fixed and itemised before work begins. The quote states the labour, the materials with prices, any access equipment, and the work's scope in plain wording. If we open a wall and find something unexpected, work stops and you get a revised quote and a photograph, because a fixed quote means fixed unless you approve the change. Materials carry the supplier warranty passed to you directly. There is no percentage markup hidden inside a lump sum, and no variation charge invented after the fact.

Why we do not publish a job price list

A quick search shows Dubai maintenance websites advertising complete AC servicing for one flat price, which sounds helpful until you ask which systems, which district, accessed how. An AC service on a ninth-floor tower unit with desk registration and one access window is a different job from a ground-floor villa unit with the condenser beside the terrace. A drain blockage at the inspection chamber is different from one under a tiled bathroom floor. Publishing a single number means either overcharging the easy jobs or underquoting the hard ones and recovering it in extras. We quote from an inspection of your actual property, which takes one visit and costs you nothing if you proceed.

What affects the price, and how to keep it down

A landlord compares two quotes for the same repair and asks what drives the difference. Price drivers are consistent: access complexity, such as ceiling voids or roof-mounted plant; parts availability for older systems; timing, since emergency and out-of-hours attendance carries a prioritisation charge; and property condition, because neglected systems need catch-up work before repair becomes reliable. The cheapest way to hold prices down is scheduled maintenance, since a serviced system produces smaller, predictable jobs instead of compound failures. The second cheapest is bundling: several repairs in one visit cost less in total than the same repairs booked separately across a month, because the travel and mobilisation is paid once.

Is the AED 200 inspection fee really refundable?

Yes, in full, when you proceed with the quoted work. It is deducted from the job, not refunded weeks later. If you decide not to proceed, you keep the written fault report and diagnostic findings, which you are free to take to another contractor. The fee covers a genuine diagnosis, not a sales visit.

Do you charge extra for evenings or weekends?

Emergency and out-of-hours attendance carries a prioritisation charge, which you are told on the call before dispatch, in a specific amount. Scheduled and standard repairs are booked within working hours at standard rates. We would rather quote the surcharge honestly up front than build it invisibly into every price.

How do payments work?

Repairs are invoiced on completion with the fixed quote attached, and annual contract customers are invoiced on the contract schedule. We accept standard payment methods including transfer and card. If any invoice line is unclear, query it before paying: every line traces back to the written quote you approved, and if it does not, that is our error to fix.
